Here are the top three mistakes that home sellers make when putting their property on the market:
1. POOR CURB APPEAL
It takes only a second to make a bad first impression. The outside of your property sets the tone for what a buyer can expect inside. Curb appeal is more important than ever to “capture” a potential buyer and make them want to come inside. Savvy buyers often do a drive by BEFORE they decide to add a property to their “must see” list. Do what it takes to ensure your home makes it onto their list. Take the time to spruce up the front door with a fabulous new paint colour or decorative urn, clear away any rubble or snow, and add a welcome mat to help buyers feel at home.
2. NO DE-PERSONALIZING
While a property is on the market, it is a commodity and should be treated as such. Buyers are not interested in seeing how beautiful your family is and all the awards your children have brought home over the years. Buyers are looking for an emotional connection to the home and want to picture themselves living there. Remove all your family photos and put away your collections. Always remember…less is more.
3. NOT MAXIMIZING EQUITY
Bathroom before maximizing equity through updates.
There are ways to “sell” a property that have the maximum affect on equity. We’ve heard it a thousand times that kitchens and bathrooms sell houses. Why is it then that we see photos on MLS with outdated kitchens and terrible bathrooms? It doesn’t need to cost a fortune to transform a space. Spend the money that makes sense for the neighbourhood, but don’t overdo it. Make sure you can get back the investment you make.
